Spray foam is stopping a lot of Swindon sales
Foam sprayed onto the underside of the roof hides the timbers, so valuers can't check them. Here's when people usually call us.
Your sale has stalled
The buyer's lender has seen foam in the survey and won't lend until it's dealt with.
Your remortgage was refused
Your lender won't renew because the valuer couldn't see the roof timbers.
Equity release said no
Equity release lenders are among the strictest on spray foam.

Closed-cell foam is the hard, rigid type. It's slower to remove, and lenders generally treat it as the bigger risk.

Open-cell foam is the soft, spongy type. It usually comes away more easily, so jobs tend to be quicker.

We know the houses here
Swindon grew up around the Great Western Railway works, and its housing is unusually varied. Many of the 1840s and 1850s stone cottages in the Railway Village are listed and sit in a conservation area, so we take extra care with original timbers and slate. Rodbourne and Gorse Hill are full of Victorian terraces with small lofts and narrow hatches.
The large post-war estates, such as Walcot and Park North, often have low-pitched roofs with little room to work. And in West and North Swindon, where most homes were built from the 1970s onwards, foam was usually added years later, sprayed straight onto the roof membrane.
Each one changes how the job goes, and we'll explain what applies to your house at the survey.

Swindon and the towns around it
Questions we're often asked
How much does spray foam removal cost in Swindon?
Most loft removals cost a few thousand pounds. Published guides put the average at about £40 per square metre of roof, so a typical 3-bed semi with around 65m² of roof works out at about £2,600. We fix your price after a free survey, so you know the cost before any work starts.
Will removing the foam fix my mortgage problem?
Removal deals with the issue most surveyors raise, which is that they can't see the roof timbers. Each lender decides case by case, but our completion report, with photos of the timbers and a waste transfer note, gives the lender's surveyor the evidence they ask for.
Do you remove closed-cell and open-cell foam?
Yes. Open-cell foam is soft and usually comes away more easily. Closed-cell foam is rigid and bonded to the timbers, so it takes longer and costs more. We confirm which you have at the survey.
How long does the job take?
Most homes take two to five days. A small terrace loft can be quicker, and a large or awkward roof can take longer. We'll give you a timescale with your quote.
Do I need to move out while you work?
Usually not. We work in the loft and bag the foam up there, and protect the landing and stairs on the way out. We'll tell you if anything about your home means you'd be better off elsewhere for a day.
What paperwork do I get?
A completion report with before and after photos of the roof, notes on the condition of the timbers, details of any re-insulation, and a waste transfer note showing the foam went to a licensed site.
Do you cover my village?
We cover Swindon and the surrounding towns and villages, including Highworth, Wroughton, Royal Wootton Bassett, Purton, Cricklade, Marlborough and Faringdon. If you're not sure, send us your postcode.
Is there a grant for spray foam removal?
There's no general government grant. If your foam was fitted under the ECO or Great British Insulation Scheme, the original installer should put non-compliant work right. See our guide below.
