Spray foam removal FAQs

Answers to the questions Swindon homeowners ask us most.

All questions

How much does spray foam removal cost in Swindon?

Most loft removals cost a few thousand pounds. Published guides put the average at about £40 per square metre of roof, so a typical 3-bed semi with around 65m² of roof works out at about £2,600. We fix your price after a free survey, so you know the cost before any work starts.

Will removing the foam fix my mortgage problem?

Removal deals with the issue most surveyors raise, which is that they can't see the roof timbers. Each lender decides case by case, but our completion report, with photos of the timbers and a waste transfer note, gives the lender's surveyor the evidence they ask for.

Do you remove closed-cell and open-cell foam?

Yes. Open-cell foam is soft and usually comes away more easily. Closed-cell foam is rigid and bonded to the timbers, so it takes longer and costs more. We confirm which you have at the survey.

How long does the job take?

Most homes take two to five days. A small terrace loft can be quicker, and a large or awkward roof can take longer. We'll give you a timescale with your quote.

Do I need to move out while you work?

Usually not. We work in the loft and bag the foam up there, and protect the landing and stairs on the way out. We'll tell you if anything about your home means you'd be better off elsewhere for a day.

What paperwork do I get?

A completion report with before and after photos of the roof, notes on the condition of the timbers, details of any re-insulation, and a waste transfer note showing the foam went to a licensed site.

Do you cover my village?

We cover Swindon and the surrounding towns and villages, including Highworth, Wroughton, Royal Wootton Bassett, Purton, Cricklade, Marlborough and Faringdon. If you're not sure, send us your postcode.

Is there a grant for spray foam removal?

There's no general government grant. If your foam was fitted under the ECO or Great British Insulation Scheme, the original installer should put non-compliant work right. See our guide below.

Can all spray foam be removed?

In most lofts, yes. Occasionally closed-cell foam has bonded so firmly to the membrane or tiles that taking it off would damage the roof. If that's the case we'll tell you at the survey and explain the options, rather than starting a job we can't finish properly.

Will removal damage my roof?

Careful removal shouldn't. The membrane is the part most at risk, especially where foam was sprayed straight onto it. We check its condition first and tell you if it's already damaged.

Do you leave a mess?

We sheet the route from the loft hatch to the door, bag everything in the loft and vacuum up before we leave.

Is closed-cell foam more expensive to remove?

Yes, because it takes longer. Your fixed price after the survey reflects the type of foam and how much of it there is.

Can I live with closed-cell foam if I'm not selling?

Many people do. The risk is hidden damage you can't see, and problems when you eventually sell or remortgage. If you're unsure, an independent survey is a sensible first step.

How long does open-cell removal take?

Many homes are done in two or three days, depending on the roof size and access.

Do I have to re-insulate?

You don't have to, but without insulation your home will lose a lot of heat. We'll include re-insulation in your quote if you want it.

Is the survey really free?

Yes. There's no charge and no obligation to book.

How long does the survey take?

Usually under an hour.

Can I keep using my loft for storage?

Yes. If you need boarding over the insulation, tell us at the survey so it can be raised to keep the insulation at full depth.

Do you charge for the survey?

No. The survey is free and there's no obligation.

Will the price change once you start?

Not unless we find something we couldn't see at the survey, such as hidden rot. If that happens we stop and talk to you before doing anything extra.

Will my buyer's lender accept your completion report?

We can't promise any lender's decision, because each decides case by case. Our report is designed to give their surveyor what they normally ask for: clear photos of the timbers and a record of the work and disposal.

Can you work to my completion date?

Tell us the date when you call, and we'll tell you honestly whether we can meet it.

Do I have to remove spray foam?

No law says you must. Most people remove it because a lender, buyer or insurer needs them to. If nobody has asked, get an independent opinion before deciding.
